Residential Real Estate Report: Wylie and Saginaw increasingly popular among home shoppers

Out-of-state transplants continue to flock to Texas, and recent data suggests Wylie and Saginaw are becoming popular places to plant a homestead.

According to a report from Opendoor, a digital platform for residential real estate, cities in Tarrant county like Arlington and in Denton and Collin counties like Frisco continue to be popular destinations. However, there has been a notable uptick in interest in Wylie and Saginaw. Because out-of-state transplants are flooding the state and driving up prices near city centers, many are moving to the suburbs to get more bang for their buck.

Affordability and school zone preference drove popularity among all the top ZIP codes, but areas like Wylie that sit north of Dallas have become more popular. According to the report, Wylie has affordable housing yet low crime rates, and with Dallas in close proximity, these areas like Wylie will continue to be popular places to live.

According to the report, businesses have begun investing in Saginaw and it is within close reach of Fort Worth, making it a popular destination for home shoppers.

COVID-19 influenced the amenity preference among some home shoppers and where they would like to live. For others, such as those living in cities to be closer to their offices, flexible work options made it possible to live in a suburban or rural setting.

The report indicates that Dallas is emerging as a top place for students, professionals and families to call home. Last month, homes were on the market in North Texas for just 53 days, compared to 96 days in July of last year.

The most popular ZIP codes for home searches in North Texas on Opendoor are:

  • 75025, which covers northeast Plano
  • 75067, which covers southwest Lewisville
  • 75098, which covers Wylie and parts of surrounding communities
  • 76244, which sits just northeast of Alliance Town Center
  • 76179, which covers parts of Saginaw, northwest Fort Worth and other surrounding communities
  • 76131, which covers Blue Mound and the northeast part of Saginaw
  • 76017, which covers part of southern Arlington
  • 75052, which covers part of southern Grand Prairie
  • 76002, which covers southeast Arlington
  • 76028, which covers most of Burleson and some of its surrounding communities
